Project Overview

Marassi is one of EMAAR’s flagship coastal developments along the North Coast of Egypt. Spanning approximately 6 km of waterfront, the masterplan brings together resorts, residential neighbourhoods, golf, retail promenades and marina facilities, all designed around a contemporary Mediterranean lifestyle.

Agile Prime’s MEP teams were engaged to deliver a comprehensive mechanical, electrical and plumbing scope for selected zones within the development. This included infrastructure networks, building services and coordination with civil and architectural packages to support hotels, serviced apartments and residential clusters along the waterfront.

Our role encompassed detailed shop drawings, value engineering, material submittals and site execution, with particular focus on reliability, maintainability and integration with the wider utilities network. Coastal conditions, high seasonal demand and strict programme drivers required robust planning and close collaboration with EMAAR’s consultant and the lead main contractor.

Scope of Works

  • • Design coordination and shop drawings for MEP systems in selected buildings.
  • • Installation of HVAC systems, chilled water networks and ventilation for hospitality and residential blocks.
  • • Electrical distribution, lighting, small power and low-current systems in line with EMAAR standards.
  • • Plumbing and drainage networks, including integration with coastal and central infrastructure.
  • • Testing, commissioning and support during phased handover and occupancy.
